What are the occupancy limitations?
Each property has a maximum occupancy set by the City. Reservations that exceed a home’s licensed occupancy cannot be processed. When booking online, you can view the home’s maximum occupancy. There is a small fee for each occupant over two per bedroom. For example, in a three-bedroom home the first six guests are included; guests seven and eight incur a small additional fee. Please see the specific property page for exact details.
How do I make a reservation?
Book by phone at 305-390-2315 or search this website by entering your arrival and departure dates. If your dates are flexible, try additional searches. You can also view availability by calendar on each property page. If you need assistance, call our customer service team—occasionally small discounts may be available.
Do your properties allow pets?
Some homes are pet-friendly and allow small dogs with a nominal weekly fee (varies by home and will be noted on your reservation). We also offer pet-free homes.
Do you collect a security deposit? What is the damage waiver?
- The Damage Waiver is in lieu of a traditional security deposit and is included in the total balance due.
- It is a non-refundable fee that covers up to $1,500 in unintentional damage when you notify us immediately (subject to management approval).
- Intentional damage and pet damage are not covered.
Do you offer trip insurance?
Reservations may be canceled, but there are no refunds without travel insurance. We strongly recommend purchasing travel insurance to protect against hurricanes, travel delays or cancellations, and certain medical issues. During online booking you can add one of two available policies. Policies include a 10-day free look period during which you can cancel the insurance for any reason.
Do you have a minimum stay?
Coral Lagoon and Hawks Cay properties may be rented nightly with a 2-night minimum. All other homes require a 7-night minimum or longer.
What are the amenities and description of rental properties?
Review the description and amenities listed on each property page or contact us with questions. In general:
- If an item is not listed under the property’s description/amenities, the home is not equipped with it (unless confirmed at the time of reservation).
- Homes that include Cabana Club access will state that membership is included in the property description.
What is Cabana Beach Club?
A private Atlantic-front club with a bar, restaurant, beach, and pool privileges for members. Access is included only with designated properties.
What happens during mandatory evacuations?
No refunds are issued unless you have a travel insurance policy. We encourage purchasing travel insurance to fully protect your vacation investment.
What is the tax rate?
12.5% total.
How do you collect payments?
An initial deposit of 50% is due at booking; the final payment is due 60 days prior to arrival. Deposits are by credit card (Discover, Visa, or MasterCard). The balance may be paid by eCheck, or your card on file will be charged automatically 60 days prior to arrival.
What is the arrival and departure information?
Arrival, departure, and all other instructions are sent via email.
What are the check-in and check-out times?
Check-in is 5:00 PM or later; check-out is 10:00 AM or earlier.
Is cleaning charged extra?
Yes. Cleaning fees are paid by the guest and will be clearly noted on your reservation confirmation.
Do you include docking?
Where a home includes dock space, it is provided as a complimentary amenity. Check the property description for dock details and trailer storage availability.
Where can I store my trailer?
Some homes do not allow trailer storage. Trailers can be stored at Whalers Plaza in Marathon (near Key Colony Beach across from the state boat ramp). There are also extensive boat ramp and marina options for trailer storage. Customers must make their own arrangements; we do not quote prices.
What are the parking restrictions?
- Resort homes: Maximum two cars (one at the unit; a second at the clubhouse near the resort entrance).
- Duplexes: Two cars.
- Non-resort homes: Up to four cars.
- We do not accept Winnebago-type campers.

Where are the beaches?
Approximate driving times from Indigo Reef or Coral Lagoon:
- CoCo Plum Beach — 5 minutes (MM 55)
- Curry Hammock State Park — 10 minutes (MM 56)
- Sombrero Beach — 10 minutes (MM 50)
- Sunset Park — 5 minutes (MM 54)
How do I cancel a reservation?
90-day cancellation policy: Requests must be made at least 90 days prior to check-in. A full refund will be issued less a $350 cancellation fee if canceled within the 90-day window. No refunds are issued past 90 days. Travel insurance is strongly recommended.
